Here are the spreadsheets for the Gold Model – for purchasing a pre construction property, with or without financing, and an almost ready property – with and without financing.

Gold Model - Pre Construction

These are properties that are being built for you. In the cash option – The first payment is for the lot, and the rest 5 payments are for the constructions . In the financing option you pay 50% of the purchase price.

Market value on January 2024 – around $269,300

Gold Model Preconstruction - Cash Purchase - $225,000

6 payments. The first payment is for the lot, and the rest as the building goes along.
Equity: $45,000 per property.

Gold Model Preconstruction - 50% Financing - $235,000

We offer construction financing with 0% interest that we take on our name. You pay 50% in 2 instalments: $58,750 Each.
Equity: $35,000 per property.

Financing the Gold Model property once it's ready

The spreadsheet demonstrates your cash flow for the time the property is ready and you finance it with 50% LTV – in case you purchased it for cash or with 50% financing.

Gold Model - Almost Ready Made House

From time to time we have properties that are almost ready, 2-3 months before completion. We offer them for $245,000, since we paid for the construction financing. The benefit is, that you don’t need to wait 10.5 months for the construction completion, so multiply an avarage rent of $1850, by 10.5 months that it takes to build the property, you will get $19,425 in gross rent which is even more then the addition we added fror the cost of financing.

By purchasing multiple Ready Made Properties, we can offer a discunt per the amount of properties that you purchase – when you buy 2, you will get a discount of $5000 each, and when purchasing 3, you will get a discount of $10,000 dollars each.
